Meath's Roof Cleaning Specialists —
Softwash Done Properly

County Meath has the kind of climate that moss loves. Wet winters, mild temperatures, shade from mature trees in rural townlands and suburban gardens — these are perfect conditions for moss, algae and lichen to colonise a roof. If your roof has green or black patches, discolouration, or visible moss growth along ridges and in valleys, it is not just a cosmetic problem and it will not resolve itself over time.

Mr Clean Roofing provides professional softwash roof cleaning across County Meath. Because we are roofers first and foremost, we approach roof cleaning differently from a general external cleaning company. We understand roof structures, we identify any tile damage or structural issues during the cleaning process, and we make sure the cleaning method used is appropriate for your specific roof type — whether that is natural slate, fibre cement, concrete tile or flat roofing.

Our softwash roof cleaning process removes all existing moss, algae, lichen and organic staining from your roof surface without the high pressure that damages tiles. A professional biocide treatment is then applied that kills any remaining spores and inhibits regrowth for an extended period — typically keeping your roof cleaner for significantly longer than a pressure wash alone.

What We Do

How Our Softwash Roof Cleaning Process Works

Roof Inspection

Before we start cleaning, Patrick inspects the roof from close up. This serves two purposes. First, it identifies the type and extent of organic growth present and confirms the appropriate cleaning method. Second — and this is where being a roofer makes a difference — it identifies any existing tile damage, slipped slates, failed pointing or flashing issues that should be addressed.

Gutters & Surrounding Areas Protected

Before any cleaning begins, gutters and downpipes are protected from debris, and surrounding ground areas are covered where needed to protect plants, paths and paving from run-off.

Moss & Debris Removal

Loose moss and heavy organic debris are carefully removed from the roof surface by hand and with appropriate brushing tools before any water or chemicals are applied. This step removes the bulk of the growth physically and prevents large quantities of moss from being washed into gutters during the subsequent wash.

Low-Pressure Softwash

The roof surface is cleaned using a controlled, low-pressure water wash — not high-pressure jet washing. High-pressure washing damages tile surfaces, forces water under slate laps, strips granules from concrete tiles, and can displace slipped tiles. Low-pressure softwashing achieves a thorough clean without any of these risks. It removes embedded algae, lichen staining, and residual organic matter from the tile surface.

Biocide Treatment

The biocide penetrates into surface pores and kills remaining moss spores, algae and lichen that survive the cleaning process. It continues working after application, breaking down any residual organic matter. It also inhibits new growth — keeping your roof free of moss and algae for a significantly longer period than cleaning alone achieves.

Gutters Cleared & Site Cleaned

On completion of the roof treatment, gutters and downpipes are cleared of any debris from the cleaning process. Surrounding areas are cleaned and all material removed from site. The job is not finished until your property is left clean and tidy.

Roof Cleaning Cost in Meath
Homeowners Guide

The cost of professional softwash roof cleaning in County Meath depends on the size of the roof, the extent of moss and algae growth, the pitch and accessibility of the roof, and whether scaffolding is required.

As a general guide for 2026:

A standard 3-bedroom semi-detached home in Meath with a typical pitched roof typically costs between €500 and €800 for a full softwash clean and biocide treatment including gutter clearance.

Larger detached homes and bungalows with greater roof area typically range from €600 to €1,200 depending on the size and complexity of the roof.

Heavily moss-covered roofs requiring additional manual clearance work before washing can be at the higher end of these ranges — we will assess and give you a fixed quote before starting.

These prices include the full process — inspection, moss removal, low-pressure softwash, biocide treatment, gutter clearance and site clean-up. We do not charge separately for each stage.

We do not provide high-pressure washing as a cheaper alternative. The saving is false economy — without biocide treatment the results do not last, and high-pressure washing on tile or slate causes damage that leads to repair costs that far exceed the price difference.

Roof Cleaning FAQs - Meath Homeowners' Most Common Questions

In Meath's climate — wet winters, tree cover and typically moderate temperatures — most roofs benefit from professional cleaning every 3 to 5 years. Roofs with significant shade from overhanging trees, or north-facing roof slopes, may need attention more frequently as these conditions particularly favour moss growth.

Not with our method. Low-pressure softwashing does not damage tile surfaces, displace slates, or force water into the roof space. High-pressure jet washing can cause all of these problems — which is why we do not use it. We will always confirm the appropriate method for your specific roof type before starting.

A standard 3-bedroom semi-detached home typically takes 4 to 6 hours for the full process. Larger or more heavily moss-covered roofs may take a full day. We will give you a realistic timeframe when we survey.

Applied to a properly cleaned roof surface, a professional biocide treatment typically inhibits regrowth for 3 to 5 years in Irish conditions. Results vary depending on the amount of tree cover, the orientation of the roof and the exposure of the property.

We include a gutter clearance as part of every roof cleaning job — removing all debris that has come off the roof during the cleaning process and leaving the gutter system fully clear and flowing. There is no point in cleaning a roof and leaving blocked gutters beneath it.

We use professional-grade biocide treatments that are appropriate for use in proximity to gardens and planting. We protect surrounding areas during application and allow appropriate dwell time before any run-off occurs. We will discuss any specific concerns about sensitive planting near the house during the pre-job survey.
